The Experience
The cheerful interiors are designed by Sarah Fortescue. It’s all light, bright and spacious with wood panelling, beautiful windows, a lovely kitchen for sociable cooking and a big wooden table so you can all sit comfortably together. You’ll also find fresh produce from the kitchen garden in season and you can order picnic hampers.
Even if the weather is bad you can relax – there are magazines, books, TV and games in the open-plan living room with comfy seating. In summer you’ll be eating outdoors in the courtyard or finding a good barbecue or picnic spot in the grounds. There are several different gardens to explore filled with camellias, rhododendrons and azaleas, a Georgian bath house and deer park.
Book a tennis court, discover the games room, strike out on endless walks in this pastoral idyll. Or just stay indoors and gaze at the views – Groom’s House looks over the churchyard.

A light, bright, airy yet cosy space to stay on the stunning Boconnoc Estate. Interiors are quirky, colourful and inspiring. Outside your little house, parkland, gardens and grand monuments are waiting to be explored. Stay close by for summer picnics by the lake or venture through country lanes to find your way to Cornwall's rugged coast. This is a unique and remarkable place to stay.

We spent a very happy week in the lovely Groom’s Cottage as a family of 5 plus our dog. The cottage is beautifully decorated, well-equipped and very comfortable. We also enjoyed sitting in the courtyard in the evening with a glass of wine while the children played about. The Boconnoc grounds are idyllic and the perfect location to wander for miles, switch off and relax. It’s also not far from beautiful beaches and local attractions. We were also lucky to witness the splendor of the stunning hydrangeas which lined the driveway. I’d recommend a week here to everyone! We’ll be back!

Such a wonderful cosy space and beautifully decorated. The Grooms house is the perfect base to explore Cornwall, we swam on the south coast, surfed on the north & drank cocktails at Appleton's Fowey. A dream break. Thank you!

Location
The neighbourhood
The estate and parkland are buried deep down narrow lanes that cut through woodland and fields of sheep and cows - it really is a hidden corner of Cornwall. The nearest town (a 10-minute drive) is Lostwithiel, an ancient stannary town labelled the antiques capital of Cornwall. You'll also find good food shops and restaurants. Lantivet has a small beach and wonderful cliff walking.
Local points of interest from The Fortescue Family
- Locally you can find some of the best restaurants on the south coast - Try Appletons, Fitzroy and North Street Kitchen in Fowey or the Longstore in Charlestown - all are delicious
- Take a tour of the gin distillery on the estate, watch the onsite furniture maker at work in his workshop or see the model railway in one of the barns in the Stable yard
- Head to the Duchy Nursery, ten minutes drive away, for coffee and cake, and an afternoon of browsing the nursery and stunning shop
- Cycle to Lerryn, get a drink from the pub, or ice-cream from the shop and sit by the river - this is a magical spot on a sunny day
- Talland Bay is a great swimming spot, or walk the coast between Lantic and Lantivet
- Book to use one of the estate mountain bikes to explore the miles of tracks on the estate, or use our tennis rackets to knock up on the tennis court

Introducing
The Fortescue Family
The Fortescue family have owned Boconnoc House since 1864 and the award-winning restoration work was taken on by Anthony and Elizabeth - deemed an almost impossible task as the house and gardens had been allowed to sink into considerable disrepair. Now restored to its former glory, you are welcome to share it and you are looked after, beautifully, by an efficient and friendly team.
We returned for a 3rd time to the Grooms House at Bocconoc, a very special place which is so peaceful and surrounded by wonderful parkland. The house is characterful and comfortable and still has features which remind visitors of its past. It is great to be located in such a rural spot and yet relatively near to the costal path , great beaches as well as all the other attractions in this part of Cornwall. The team at Bocconoc go out of their way to make you feel welcome and are on hand should you have any problems. Suitable for any gathering however the internal stairs are quite steep!
