The Experience
This 16th-century house is as all homes should be: loved and lived-in. Find three-foot-thick walls, Persian rugs on flagstoned floors, sit-in fireplaces, stone-mullioned windows and masses of fresh flowers. The garden, enclosed by old stone walls, is full of birdsong and roses and you’re welcome to have tea and cake out here when you arrive, or settle in front of a roaring fire on fresher days.
Unbend in the book-filled sitting room, breakfast by a vast fireplace: home-baked bread, Gloucester Old Spot sausages and bacon from the butcher, smoked salmon and scrambled eggs, mushrooms on toast, just ask! Karin looks after you beautifully. Bedrooms, both upstairs, have bowls of Cadbury’s Roses and a packet of biscuits along with very comfortable beds and garden views.
Cotswold walks and hilly cycles await – The Monarch’s Way passes the back gate – but first explore what is said to be the smallest church in the Cotswolds, St James.

My husband and I have had the most delightful stay at Clapton Manor in Clapton on the Hill. We stayed in the barn which has been beautifully renovated and was warm and toasty in the winter weather. It’s the perfect location for nice walks and visiting the villages of the Cotswolds. Breakfast is marvelous.

What a beautiful characterful manor house. Such history! We stayed one night in the house, and 6 nights in the self-catering cottage. The room was light and spacious, and quite quirky which we love. The bed was very comfortable. Breakfast was delicious. Now, the cottage. Wow! Spacious and well appointed, with all the amenities one could want for comfort & convenience. Definite However, the best part of all were the hosts, Karin and James. Such delightful people. Karin was so kind and caring when I was feeling quite under the weather, and I appreciate all her help. Definitely recommend

A lovely 16th c.manor house w/2 en-suite rooms, also offers a newly constructed space where the barn once stood. It’s a 2 story, 1 bdr w/full equip. kitchen and first rate appliances. Lots of extras, ie. outdoor patio w/privacy. The Manor house is separate, however Karin/James welcomed us there during our first-rate bfast of homemade extras (plum preserves/ginger marmalade/Cotswold honey on homemade toast.) Staying 5 nights, the central location was perfect for day trips: gardens, homes, Blenheim Palace, etc.,returning back to enjoy the beautiful, tranquil gardens which surround this home.

Karin is very funny, warm and engaging. She's also a very good cook, so you'll get home baking and fabulous breakfasts. I suppose people come back again and again because they feel at home here and don't have to feel they're creeping around somebody else's house on eggshells. Karin ought to teach other B&B owners how to be this open-hearted and generous.

We stayed for three nights in this lovely old house, which is warm and full of colour. Karin and James are both welcoming hosts. They are friendly, interested and good humoured and have a wealth of local knowledge. Our room and ensuite were extremely comfortable and spotlessly clean. Karin cooked a delicious supper for us one evening and each day we enjoyed a cooked breakfast and afternoon tea and cake in front of the log fire - a real treat!

We had a warm welcome, including a gluten free cake for our coeliac friend, a wood fire in the sitting room and a tray of drinks which couls be purchased at £3 a glass for charity. The rooms were beautiful with tea, coffee and biscuits and a lavender spray to use should you need help to sleep. Breakfast was whatever you wanted it to be with gluten free bread and sausages on offer should you need them. We relaxed in front of the wood fire in our private sitting room and shared a glass of wine with Karin.

In this wonderful historic house Karin and James have created a homely Bed and Breakfast. Quiet rooms and comfy beds to sleep in. Log fire and homemade cake on arrival. Great breakfast with many things homemade. Sausage and bacon locally sourced. Recommended without hesitation.

The neighbourhood
You're in a tiny, quiet hamlet on a hill with no light pollution and very little traffic. You can walk to Bourton-on-the-Water in half an hour but it's all uphill on the way back. 10 minutes in the car for Stow-on-the-Wold, very touristy with nice tea shops, clothes shops and good food. Guests recommend The Wheatsheaf Inn in Northleach; Burford is good for antiques and Daylesford for food.

Introducing
Karin & James Bolton
Karin and her husband James together run a garden design business and Border Lines, the oldest garden tour company in England. They've brought up four children and many dogs here. Karin has done B&B for 28 years and, remarkably, she still loves it, genuinely enjoys meeting new people and is brilliant at making them feel at ease. As she puts it herself she 'does merriment very well'.
My husband & I have just had the most blissful two nights at Clapton Manor and would love to return some day. First of all the house is so interesting, beautiful furniture, paintings, fabrics everywhere and secondly the warmth & fun our hosts had and the absolutely DELICIOUS breakfast Karin gave us, was marvellous. They were so friendly and welcoming and we felt so comfortable there in every way. We could not recomend it more highly! Tim & Marylyn
