The Experience
High ceilings, stone floors and chunky beams show off ancient roots, but it’s been converted by a conservation architect so you’ll be cosy with ground source heating and there’s masses of room. Cooking in the farmhouse kitchen will be a breeze and the table can be extended to fit 24 if you’re a larger party – book a further two cottages on site and a chef can be hired if you don’t want to do the cooking.
Large French windows lead onto the terrace with another huge table for al fresco meals, a built-in barbecue, the greenest lawns and far-reaching views over stunning countryside – open a glass of something chilled while children charge about safely. Find fluffy gowns, spoiling bedding and organic soaps and lotions upstairs – the little Wagon Shed has its own bedroom for escapees.
Swim in the heated pool or jump in the lake; play tennis, pool or table tennis. Emma can organise tailor-made experiences like painting, yoga and Pilates.

Location
The neighbourhood
You're on the outskirts of Thorganby village and the views are superb. Walk and cycle from the door, stock up in little Caistor (six miles) with its quirky shops, butcher and bakery. Market Rasen with its famous racecourse is less than 10 miles and you'll find a good farm shop nearby which specialises in Lincoln Red beef. Louth has a very good market on Wednesdays, Fridays and Saturdays.

Introducing
Emma Milligan-Manby
James and Emma own Manby Farms, an arable and suckler cow enterprise at Thorganby Hall Farm, where James's family have farmed for over a hundred years. They are part of a Mid Tier Stewardship scheme, passionate about their eco credentials, sustainable farming and low energy consumption. Owl boxes, bat bricks, rainwater harvesting and solar panels are also a major part of their journey.
This stunning retreat could be straight from a design magazine with its snazzy interiors, great eco credentials and spoiling facilities. Enjoy a dip in the heated pool, soak in the hot tub under the stars, walk to a pub or wild swim in the lake. Great for extended families or groups of friends, Marris Barn and the Wagon Shed are a tonic for the soul. This is the perfect sanctuary.
