The Experience
You’ll feel nicely independent here: guest rooms are along one wing of this sleekly modern barn, and you have your own key and a small screened off patio. Milk, ice and lemons are left in a communal fridge, so relax with a cuppa when you get in (or G&T if you bring the wherewithal). Fruit, nibbles or home-baked surprises are left in your room too.
Breakfast is served in the large kitchen in the main part of the house, looking out over colourful gardens. Help yourself to muesli, yogurt and fruit first, then Vivienne cooks you a plateful of bacon, sausages, hash browns, eggs and vine tomatoes, and you can finish with croissants, toast and homemade jam. Perfect to set you up for a day of Broads-hopping.
It’s a 15-minute walk along a footpath to The Ferry Inn, Stokesby, for good food and a beer garden on the waterfront. Return to sleep soundly in fresh-as-a-daisy rooms with greenery tumbling from shelves and snug armchairs.

Hidden away down a narrow road off the beaten track are three superb rooms, all part of a stunning barn renovation. Guests have one wing of the barn and join the owner for a delicious breakfast in the main part. Spotlessly clean en suite bathrooms, beautifully decorated and furnished rooms, gloriously comfortable beds make staying here very special. The Broads and beaches are nearby. Exceptional.

The neighbourhood
Rural and peaceful here, down a narrow track outside Stokesby. River Bure runs through the village and The Norfolk Broads start about three miles away with Filby Broad. Spot wildlife, birdwatch or hire boats from Wroxham (24 minutes' drive) or Potter Heigham (16). Walk along Hemsby or Winterton beach for the seals (four or so miles). Market town Acle is a five-minute drive; Great Yarmouth nine.

Rachel Fabb
Rachel handles bookings while her mother Vivienne is your host; she loves looking after guests, meeting new people and sharing the gardens that she has spent many years creating. She loves this special part of Norfolk, with access to everything the Broads has to offer but in a relaxing, tranquil spot. She's a fabulous cook and has catered for weddings, parties and events for decades.
This is a truly stunning B&B. Rachel and Vivienne have thought of everything to make sure you are comfortable and welcomed. The bedrooms are clean, light, airy and beautifully decorated. There are teas, a coffee machine, a lovely waterfall shower and Bramley products to use too! The breakfast was delicious, and we were even treated to the sight of a little deer wandering around the garden. Heavenly.
